Kitchen: The kitchen is fitted with a gas-fired double aga (generally turned off in summer) with Neff induction hob and gas rings plus Panasonic combi oven. Dishwasher & washing machine are Miele. It has a table that can seat 8+ (nice in winter).

Pantry: Miele washing machine, tumble dryer and clothes horse etc. Gas fired heating running off two boilers. There is also a separate cold room with 2 large double Liebherr larder fridges.

House Bathrooms: All are wet rooms. Two with deep cast-iron baths & umbrella handle showers with mixer taps, washbasins & bidet. Antique tiled floors, electric towel rails etc. Two with shower, loo, bidet and washbasin.

Bedrooms: Sleeps maximum of 14 people comfortably. 7 Bedrooms, all large.

Master Bedroom (upstairs): Large Double bed

Third Bedroom (upstairs): Twin or Double

Fourth Bedroom (Upstairs): with Single Bed plus gallery bed

NB: Please note that the children's rooms have a gallery accessible by a well built ladder with rail which can be put away. The upper gallery would not be suitable for very young children.

Annexe:: There is also a swimming pool annexe with shower and loo.

Entertainment:: Grand piano in the hall for anybody musically inclined. Ping-pong table, croquet, chest full of games - TV & Italian Freeview Satellite, DVDs.

Telephone: No - but mobiles work well as does mobile internet

Mobile Coverage: excellent

Car: absolutely necessary, although excellent train service from Spoleto
