TERMS & CONDITIONS FOR IL CASTELLACCIO, VALLOCCHIA 2015/16 Prices: Prices are in Euros and the rental period is for the date stated. Total rent must be paid in accordance with the terms agreed. In the event of the client failing to respect these terms without serious and justifiable reasons the owners reserve the right to cancel the reservation. Rental charges out of summer season (01 October - 31 April) are exclusive of heating charges. The Property: The Property is let fully furnished and equipped. This includes tableware, bath and bed linen. Electricity for lighting, cooking, refrigeration and hot water, together with firewood, is included in the cost of the rental, but not heating fuel (should be unnecessary May to October). Please note, we reserve the right to charge for excessive usage of electricity – meters will be checked on arrival and departure. Cots are sometimes available but you are asked to provide your own cot linen. Please check when making your reservation. Pool: this will be open from the 1st June to 1st September and outside of this period subject to agreement and weather conditions. Extra services: Daily maid /cook/ basic shopping on arrival/Linen charge. Some of these services require reservation and full or partial payment upon making the booking. Number of Guests: The premises rented can only be occupied by the number of persons (children included) stated on the booking confirmation. The signatory of the reservation form will be held responsible for abiding by the rules laid out in the contract. Booking Form: A binding contract between the person who has signed the Booking Form and the Property Owner will be made when the Owner issues the holiday confirmation acknowledgement. It is understood that this contract satisfies transitory housing needs only and that the contract automatically expires at the end of the rental period as stated in the Booking Form. You are responsible for payment of the price of the accommodation and the compliance of members of the party stated on the Booking Form with any of these conditions dealing with occupancy of the property. Bookings cannot be accepted from people less than 18 years of age at the time of booking. A booking is confirmed when the enclosed booking form, is returned to us signed via email signifying your acceptance of these terms and conditions. Payment: Bookings and reservations will only be accepted upon receipt of a deposit of one half total rental which includes a non-refundable booking deposit of Euro €150, within five days of return of signed booking form. Payment details: BACS payment should be made to: Balance: The balance due for the rental period including the security deposit must be paid no less than two months before the date of arrival of the tenant(s). Any delay may result in cancellation of the booking. Payments will be made by bank transfer and clients are responsible for any bank charges incurred Security Deposit: A security deposit of Euro €1000 is required to cover any damage or loss during the rental period. The property will be checked on the guests’ departure and the deposit will be returned within two weeks of departure or earlier. Booking Acknowledgement: On receipt of your deposit, a Holiday Booking Acknowledgement form will be returned to the tenant. Late Bookings: In the event that the booking is made during the two calendar months preceding the arrival of the tenant, the total rental charge is payable upon acceptance of the booking. Cancellation: Any cancellation made by you (for whatever reason) shall be in writing via email addressed to the Property Owner at the address stated at the top of these terms & conditions. The effective date of cancellation is when written notification is received. Should a cancellation be necessary, the booking deposit will be forfeit. We strongly advise the purchase of holiday travel insurance as soon as the booking is confirmed. If written instructions to cancel the holiday are received two calendar months or more before its intended start date then all monies will be refunded less the booking deposit. If written instructions to cancel the holiday are received less than two calendar months before its intended start date, you are liable to pay the full cost of the accommodation for the cancelled period. If the Property Owner is able to re-let the accommodation for the cancelled period, the balance will be returned to you less the booking deposit plus Euros €100 for administration costs. The Owner may cancel the booking on giving written notice of cancellation at least two calendar months before the intended start date, in which case the deposit will be returned without deduction. Access to Property: The tenant undertakes to allow maintenance personnel, cleaning staff and the owners’ reasonable access to the property rented for the purposes of repair and maintenance. Arrival & Departure Times: Guests should arrive on the first day of rental after midday unless by prior arrangement and must vacate the property on their departure date no later than 1230 hours. In the event of a late arrival, advance notification should be given. Cleaning & Linen: Cleaning will be carried out prior to your arrival and 6 hours cleaning per week is included in the rental price. Beds will be made up and towels provided. Please note there is a linen charge of €20 per person per change of linen which will be deducted from your deposit at the end of your stay. Consumables: Basic consumables, e.g. soap, toilet paper etc., are supplied when you arrive. However your holiday is self-catering and you are responsible for supplying, bathroom soaps, dishwasher soap, washing machine soap, toilet paper and other consumables during your stay. A basic shop can be done by prior arrangement, with reimbursement on arrival. Care & Maintenance of Property: Guests are asked to treat the accommodation rented and contents with care and respect. The tenants will be responsible for maintaining the property, furniture, furnishings, fittings and equipment in the same position and the same state as they were found on arrival and that all rubbish will have been removed when they vacate the accommodation. Should the accommodation be left in such a state that additional cleaning & laundry (see above) is found to be necessary, the guest will be responsible for the extra charge. Should the state of the accommodation be such that it is impossible to use it for the next guests, the vacating guests will pay full compensation. Excessive Electricity: Electricity consumption will be monitored, and if excessive or unreasonable, the owner reserves the right to charge for the extra units consumed. The signatory is responsible for all the guests (including children) staying on the premises. The safety and welfare of children is the sole responsibility of their parent or guardian and utmost care should be taken in the vicinity of the swimming pool and in the grounds. Responsibility for Damage: The tenants are responsible for the loss or damage of any items made available as part of the tenancy. If the cost of the repair or replacement exceeds the damage deposit paid, the tenant remains liable for the difference between the security deposit and the total cost of repair. Liability: The owners cannot be held responsible during the holiday rental period for: 1. Loss or theft of property belonging to the tenants. 2. Death or injury to the tenants. 3. Any impediment caused to full enjoyment of the property and facilities resulting from force majeure, storms, fire, accident, warfare, strikes, governmental or administrative decisions etc. 4. For any loss, damage or inconvenience caused to or suffered by the Client if the "property" shall be destroyed or substantially damaged before the start of the Rental Period, in such event the Owner shall within seven days of notification to the Client, refund the Client the rental fee paid Under no circumstances shall the owners’ liability to the client exceed the amount paid to the owners for the rental of the "property". Legal Jurisdiction: Any legal problems shall be dealt with under the jurisdiction of the laws of England & Wales. Holiday Insurance: It is strongly recommended that your stay is covered by your holiday insurance and that you have full cover for the party\\\'s personal belongings, public liability etc., since these are not covered by the Owners’ insurance.
